Friars Cliff Beach near Gulls Way

The perfect retreat for the beach loving family, Gull’s Way is a beautiful sea front cottage a stone’s throw from the beach at Friars Cliff, and having views out to Christchurch Bay and the Isle of Wight. The cottage has remained in the same family since built. The current owners, both artists, have sympathetically and completely refurbished it to a very high standard. The refurbishment is complemented by high quality new furnishings for 2010 throughout the property.

The accommodation is on 2 floors. To the first floor are a large double bedroom and a second twin/double both with fabulous sea views. The third bedroom, which is a twin with bunks, has views over the rear garden. A travel cot is available and the main double room has added space for converting the chair to a single bed if required. To the ground floor is a sun room, fully tiled shower room, fully equipped dining kitchen and large living room with views out over the bay and to the rear garden.

To the rear of the property is a glass covered patio, with outdoor dining, accessed from the dining room, with well stocked mature gardens and Belfast sink with hot and cold running water. The front of the property has off road parking for two cars with additional parking facilities in the adjacent Avon Run car park. The Sun Room overlooks the front garden with views out across the bay.

The cottage is family friendly. A travel cot, high chair and stair gate are available. We regret, however, with the exception of guide dogs, no dogs are allowed.

Lettings are available on a week to week basis, Saturday to Saturday; however, it may be possible to book short breaks off season. A 20% non refundable deposit is required at the time of booking with the balance due two weeks before the start date of your holiday. A deposit of £150.00 will be taken upon collection of the keys and will be returned within 3 days of the end of your stay provided there is no damage or excess cleaning required.

You will receive a Welcome Pack on arrival consisting of tea, coffee, sugar, milk and bread as well as details of the house and local area.
Linens are included consisting of bed linens, towels and a beach towel for each guest.

Key Features of Gulls Way

Ground Floor.

Terracotta tiles throughout. Parquet flooring to the large living room. Very tasteful high quality shutters to the living room and hall windows. New curtains and blinds to the remainder.

The ground floor is accessed by the Sun Room which is a good usable space for sitting out on a summers evening. Perfect for leaving beach gear and wet suits. Immediately to the left of the hall is a well equipped fully tiled shower room, with good storage. Additional under stairs open storage.

The kitchen which overlooks the rear garden has everything required for a comfortable stay. Constant supply of hot water and central heating is powered by solar heating added in 2010.

The living room with views out towards the bay has two good sized modern sofas, a traditional suite, and T.V & VCR. A working open fire complements the look and feel of the cottage.

First Floor – New carpets and curtains for 2010

Bedrooms –

Both double and twin beds are of high quality and new for 2010 as are soft furnishings in all rooms. The main double room, furnished by a new king size bed has terrific views out across the bay together with rear garden view. Storage is provided by built in cupboards and two under eaves storage spaces, ideal for suitcases.

The second twin/double room is furnished by a large truckle bed which can be a double or split into twin beds. It has a small wardrobe and additional storage

The third room - twin bedroom furnished by bunk beds overlooks the rear gardens.

Family bathroom. This is fully tiled and as in the case of the shower room, fitted to a very high standard.
